About EICR?

An Electrical Installation Condition Report (EICR) is a complete inspection and test of your property’s electrical system to ensure it complies with the national safety standard.  EICR testing will reveal if any of your electrical circuits or equipment are overloaded and are therefore unsafe to use.

The EICR report will:

  • Uncover any potential electric shock risks or fire hazards, identify any defective electrical work, and also highlight any lack of earthing or bonding conductors.
  • Ensure your main gas supply and main water supply are earthed and connected to your consumer unit (fuse board).
  • Provide a timescale of urgency on which remedial action should be taken.
  • Once you have an EICR report you can budget for any remedial work or additional investigation that might be required.

These EICR reports can also be very useful:

  • When purchasing a property – buyers are assessing the property condition (including the electrical system) when deciding on purchasing a property.  Tests are carried out on wiring and fixed electrical equipment to check that it is safe.  A schedule of circuits will also be provided, which is invaluable for a property.
  • When renovating your property – performing an EICR is recommended when you are undertaking a renovation to ensure your electrical system can handle the extra load created by your new extension or attic conversion.

EICR checks and certificates for Landlords and Homeowners in Edinburgh!

EICR certificates are compulsory for landlords and Homeowners in Edinburgh to provide adequate safety for tenants. Landlords must always have a valid EICR and provide a new EICR to new tenants before their tenancy starts. For long-standing tenants, a landlord should provide a new EICR at least every 5 years.

How long is a landlord EICR valid for?

As we said above, landlords must always have a valid EICR and have EICR testing conducted a minimum of every 5 years.  For HMO properties this timescale can vary and your fixed electrical system could be tested every 3 years or at the change of tenancy. Depending on the condition of your property having an EICR carried out at the end of each tenancy may be a good option to keep you compliant and your tenants safe.

What is involved in an EICR Test?

Our full EICR test procedure involves:

EICR Inspection

Our certified electricians will thoroughly examine your property’s electrical setup, diligently searching for signs of wear, faults, or any potential areas of concern. This includes a comprehensive assessment of all circuits departing from your fuse board, testing of the fuse board/consumer unit, and verification of the main incoming supply to ensure the presence of proper grounding for safety compliance and adherence to current standards.

EICR Testing

We will execute a battery of tests to ensure the optimal functionality of your electrical system. This entails testing all circuits originating from your fuse board and sampling a portion of outlets to verify that your property’s wiring is correctly configured and operational. Any identified defects will be meticulously documented within the EICR report.

EICR Reporting

Upon completion of the assessment, you will receive a detailed Electrical Installation Condition Report delineating our observations and any recommended enhancements or repairs.

Ongoing Support

Rest assured, we are committed to providing clarity and support throughout the process. Should any concerns arise, we will communicate them in straightforward and easily understandable terms, ensuring you remain informed every step of the way.

FAQs for Electrical Installation Condition Report (EICR)

What is an EICR Certificate?

An EICR Certificate, or Electrical Installation Condition Report, is a document that assesses the safety and condition of the electrical installation within a property. It is conducted by a qualified electrician and provides information on the overall electrical safety of the installation.

When is an EICR Certificate required?

EICR Certificates are often required in various situations, including property sales, rentals, or as part of routine maintenance. In the UK, for example, landlords are legally required to have an EICR conducted at least every five years for rental properties.

What does the EICR inspection process involve?

The inspection involves a thorough examination of the electrical installation, including fixed wiring, sockets, switches, distribution boards, and other electrical components. Testing is conducted to check for any faults, defects, or potential safety issues.

What happens if the EICR report identifies issues?

If the EICR identifies issues, it is the responsibility of the property owner or responsible party to address the concerns. Necessary remedial work should be undertaken to bring the electrical installation up to a safe and compliant standard.

Can I get an EICR Certificate for a commercial property?

Yes, EICR Certificates can be obtained for commercial properties. Regular inspections are recommended to ensure the safety and compliance of electrical installations in commercial buildings.

Why is an EICR Certificate important?

An EICR Certificate is essential for ensuring the safety of electrical installations. It helps identify any potential electrical hazards, defects, or non-compliance with regulations, allowing for necessary remedial actions to be taken.

Who can perform an EICR inspection?

EICR inspections should be carried out by qualified and competent electricians. These professionals typically hold relevant qualifications and are registered with electrical regulatory bodies.

How long does an EICR Certificate last?

The validity period of an EICR Certificate depends on the outcome of the inspection. The report will indicate whether the installation is satisfactory or if remedial work is required. If improvements are needed, a follow-up inspection may be recommended within a specific timeframe.

Is an EICR Certificate a legal requirement?

In many jurisdictions, an EICR Certificate is not always a legal requirement for residential properties. However, for certain situations, such as rental properties in the UK, it is a legal obligation for landlords to have a valid EICR.

How should I interpret the findings in an EICR report?

The EICR report will categorize findings as either C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation required). The report should be carefully reviewed, and necessary actions should be taken to address any identified issues.
