What Is An EPC?

An Energy Performance Certificate (EPC) is a detailed report of the energy efficiency of a property or building. It tells how well your property is insulated. It is needed whenever a property is built, sold or rented out in UK. An Energy Performance Certificate has information about a property’s energy use and typical costs. This report also includes some cost-effective tips and recommendations to improve your property energy ratings. It gives a property an energy efficiency rating and is valid for 10 years.

EPC Requirements For Landlords

Residential landlords and homeowners in UK must have an up-to-date EPC before renting out a property or starting a new tenancy. All rental properties must meet minimum energy efficiency standards. The EPC is also used by tenants and buyers to calculate roughly estimate how much they will pay for energy performance.

How long does an EPC last?

An EPC is valid for 10 years. A new one must be obtained upon the expiry of the previous certificate, although when it runs out you only need to get a new one if you’re setting up a new tenancy agreement or selling your property.

How Can I Improve My EPC Rating?

It is a legal requirement that all residential landlords ensure that their properties achieve a minimum EPC rating of E. The good news for landlords is that most properties in the area do not require any improvement to achieve an EPC rating of E. It has an energy rating from A (most efficient) to G (least efficient), and technical information regarding the property and benchmarks against which the energy efficiency could be measured and improved. 

Improve your rating by making energy-efficient improvements, such as:

  • Adding cavity wall or loft insulation
  • Upgrading to double glazing
  • Replacing an old boiler
  • Installing radiators with thermostatic valves
  • Using low-energy light bulbs

Energy Performance Certificate (EPC) is an official document that illustrates the energy efficiency of domestic residential properties. An EPC is issued by qualified energy assessors after an energy assessment of the building and includes information on the fabric of the building, lighting, heating, cooling and ventilation systems.
